PA-0600146 OF PULTE <br /> HOME CORPORATION <br /> The applicant, Pulte Home Corporation, is seeking the approval of a Major Subdivision <br /> application (PA-0600146) to subdivide a 21.1 acre parcel into 61 residential lots, each of <br /> which will contain 3-7 condominium units. Of these residential parcels, nine will contain 3- <br /> plexes, 12 will contain 4-plexes, 22 will contain 5-plexes, 8 will contain 6-plexes, and 7 will <br /> contain 7-plexes. A total of 303 condominium units are proposed. The project will achieve <br /> a residential density of 13.7 units per acre, which is within the Master Plan density of 12- <br /> 14 units per acre. Four floor plans will be offered: Plan 1 will contain 1,218 square feet, <br /> Plan 2 will contain 1, 475 square feet, Plan 3 will contain 1, 623 square feet, and Plan 4 <br /> will contain 1,630 square feet. With the exception of Plan 1, all floor plans will feature 3 <br /> bedrooms, 2'/2 baths, and a 2-car garage. Plan 1 will feature 2 bedrooms, 2'/2 baths, and a <br /> 1-car garage. Two recreational facilities are proposed: a recreation center featuring a <br /> multi-purpose building and outdoor pool, and a tot lot area providing play equipment for 2- <br /> 5 year-olds. In addition to creating the residential lots for condominiums, the subdivision <br /> would create private street lots and open space lots that would be maintained by a Home <br /> Owners Association. <br /> The project is located at the southwest corner of De Anza Boulevard and Central Parkway, <br /> immediately east of Estes Way and north of the Mountain House Creek Community Park <br /> in Mountain House. <br /> The Community Development Department has reviewed the application noted above <br /> and offer the following tentative (i.e. provisional) conditions of approval: <br /> I.
