Phase I Environmental Site Assessment
Neighborhood G
Page 12
• During the Site records review and interviews, the past use of agricultural chemicals on the Site was
identified.
The historical application of pesticides to agricultural land at the Site is considered to be a de minimis
condition by Condor. Much of the Central Valley was, at one time, used for agricultural use, and hence
the presence of pesticide residues is anticipated in the soils. This de minimis condition designation for
pesticide use pertains only to areas of the Site on which pesticides have historically been applied for
agricultural purposes. Areas of the Site that may have been used for pesticide mixing may potentially be
characterized by residual pesticide concentrations high enough to warrant a recognized environmental
condition designation.
Condor does not consider the Trimark Communities property, located at 18621 Mountain House
Parkway, to constitute a recognized environmental condition. Review of local agency records failed to
produce any further information to corroborate or elaborate upon the placement of the location on the
HAZNET database. Additionally, the location is over '/4 mile away from the Site. Therefore, Condor
believes the location poses no material threat of release of hazardous substances to the Site. All opinions
expressed herein are based upon the evidence reviewed and the assumptions made during the assessment.
10.0 CONCLUSIONS
Condor has performed a Phase I ESA, in conformance with the scope and limitations of ASTM Practice E
1527-00, of 20001 and 20043 Mountain House Parkway, and of the two parcels located south of Byron
Road and west of Mountain House Parkway, in Tracy, California, the Site. Any exceptions to, or
deletions from, this practice are noted in Section 1 I of this report. This assessment has revealed no
recognized environmental conditions on the Site.
11.0 DEVIATIONS
This Phase 1 ESA was performed by Condor according to the scope and limitations of ASTM Practice E
1527-00, except for the following:
• This assessment was conducted for only a portion of the parcel(s) indicated, not extending to the full
legal property boundaries thereof.
12.0 REFERENCES
SITE AND VICINITY GENERAL CHARACTERISTICS
1.
