Extrapolating and projecting those values to the Site, IMFC is of <br /> the opinion that the pesticides issue will have no impact on the development of the <br /> property as a residential community. In addition, since the surface soil has been <br /> thoroughly disturbed by grading activities, performance of a program of soil sampling <br /> and chemical testing at this time does not appear to be necessary since it will not produce <br /> any meaningful results. <br /> There are no major sources of contamination evident on the adjacent properties that <br /> may migrate onto the Site. <br /> In the professional opinion of IMFC, an appropriate level of inquiry has been made <br /> into the previous uses of the Site consistent with good commercial and customary <br /> practice in an effort to minimize liability, and no apparent evidence or indication of <br /> Recognized Environmental Conditions (REC) has been revealed. <br /> F. RECOMMENDATIONS <br /> The investigation outlined in this report revealed that no major pollutants have <br /> significantly impacted the Site to levels that may require any remediation. Therefore, <br /> no adverse environmental impact on the development of the Site for residential purposes <br /> is anticipated. According, no recommendations for any mitigation measures are made. <br /> G. LIMITATIONS <br /> The data, information, interpretations, and recommendations contained in this technical <br /> report are presented solely as preliminary bases and guides to the existing <br /> environmental conditions of a parcel of land containing approximately 21.2 acres, <br /> located at the southwest corner of the future De Anza Boulevard and Central Parkway, <br /> within the Mountain House Community Project, approximately 2 miles north of <br /> Interstate 205 near the City of Tracy, San Joaquin County, California.
