CONCLUSIONS <br /> This Phase I Environmental Site Assessment included a reconnaissance visit to the Site, <br /> review of the listed available environmental databases and related agency information <br /> for the Site and surrounding areas, interviews, and review of prior usage records, <br /> aerial photographs, published geologic information, and other related items. This <br /> information was used to evaluate the concerns and the existing or potential <br /> environmental impairment of the Site due to current or past land use disclosed by this <br /> study. <br /> The Site and the immediate site vicinity appear to have been used for agricultural <br /> purposes and have remained basically unchanged throughout the years; except for the <br /> recent development of the Mountain House Community Project. <br /> _ IMFC did not identify any major pollutant that could have potentially impacted the <br /> Site. The results of the site history review and the regulatory review have shown that <br /> no major pollutants have significantly impacted the Site to levels that may require any <br /> remediation. <br /> Historically, the Site was used for production of various crops such as com, alfalfa, <br /> tomatoes, sugar beet, wheat and other agricultural commodities. Consequently, <br /> agricultural chemicals were almost certainly applied. A possibility existed that low <br /> concentrations of some of those chemicals and/or their metabolites that had not degraded <br /> over the years may still be present in the soil. The extent of their presence, if any, <br /> depended on the actual chemicals used and the length of time since they were applied. <br /> Actually, low levels of pesticides are not uncommon in the agricultural environment of <br /> the region. A Phase 11 environmental investigation for two adjoining parcels was <br /> conducted by others in July 2002. Although the detected concentrations of pesticides and <br /> ` herbicides were negligible, an environmental hazard assessment was performed for each <br /> parcel. The reports concluded that the parcels have not been impacted by contaminants to <br /> a level that might need remediation. Assuming relatively uniform surface application of <br /> 14 <br />
