OPINION <br /> No historical recognized environmental conditions or recognized environmental conditions were <br /> identified for the Site. Condor identified one de minimis condition at the Site: <br /> • During the Site records review and interviews, the past use of agricultural chemicals on the Site was <br /> identified. <br /> The historical application of pesticides to agricultural land at the Site is considered to be a de minimis <br /> condition by Condor. Much of the Central Valley was, at one time, used for agricultural use, and hence <br /> the presence of pesticide residues is anticipated in the soils. This de minimis condition designation for <br /> pesticide use pertains only to areas of the Site on which pesticides have historically been applied for <br /> agricultural purposes. Areas of the Site that may have been used for pesticide mixing may potentially be <br /> characterized by residual pesticide concentrations high enough to warrant a recognized environmental <br /> condition designation. <br /> Condor does not consider the Trimark Communities property, located at 18621 Mountain House <br /> Parkway, to constitute a recognized environmental condition. Review of local agency records failed to <br /> produce any further information to corroborate or elaborate upon the placement of the location on the <br /> HAZNET database. Additionally, the location is over % mile away from the Site. Therefore, Condor <br /> believes the location poses no material threat of release of hazardous substances to the Site. All opinions <br /> expressed herein are based upon the evidence reviewed and the assumptions made during the assessment. <br /> CONCLUSIONS <br /> Condor has performed a Phase 1 ESA, in conformance with the scope and limitations of ASTM Practice E <br /> 1527-00, of 20001 and 20043 Mountain House Parkway, and of the two parcels located south of Byron <br /> Road and west of Mountain House Parkway, in Tracy, California, the Site. Any exceptions to, or <br /> deletions from, this practice are noted in Section 11 of this report. This assessment has revealed no <br /> recognized environmental conditions on the Site. <br /> LIMITATIONS TO EXECUTIVE SUMMARY <br /> This executive summary should only be read in conjunction with the full report text. All terminology is <br /> defined in the Glossary of Terms and Acronyms in Appendix H.
