i. <br /> f. ROAD-NAMES: All subdivision road'names shall be submitted to the Community. <br /> Development Department for approval by the Director. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height:shall be..ereded along.-tare <br /> northern property lines of Lots 3.through 11 and along the western prop"" line of"Lot 1. <br /> (Development Title Section 9-1022.4[d)[11} <br /> h. NOISE WALL: Pursuant to the noise study prepared by Charles:M: Salter Associates, Inc. <br /> on September 27, 2005, an eleven-foot barrier between Highway 12188 and-the. northern <br /> property lines of Lots 1, 87-102, 108, 109, and 112-115 and eastern property lines of Lots <br /> 115 and 116 shall be constructed. Additionally, a five-foot tall barrier shall be required <br /> from Lots 12 through 20. The wall shall be included in the subdivision improvement plans. <br /> (Development Title Section 9-1150.10) <br /> i. WALLS: A wall is required along the northern property line of Lots 3-20, 87-114, the <br /> western property line of Lots 24, 25, 81-86, the southern property line of Lots 25-4.7 and the <br /> eastern property line of Lots 2, 79, 48, and 115-117 where access is prohibited. The wall <br /> shall be a minimum of six(6)feet high, of uniform design and constructed of masonry. <br /> (Development Title Section 91150.10). Additionally, the wall shall be constructed pursuant <br /> to the height requirements of the noise study. The wall shall be included on the subdivision <br /> improvement plans. The wall shall respect corner sight distance snipe requirements. <br /> j. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the <br /> following note shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural <br /> operations or activities, such as noise, odors, insects, dust or fumes. San Joaquin <br /> County has determined that such inconveniences or discomforts shall not be <br /> considered to be a nuisance. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire flow and hydrants shall be supplied in accordance with Appendix 111-A and III-t3 of <br /> the California Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs <br /> Association. <br /> (3) The planning application will require a fire access road to be completed before the <br /> County Surveyors office will file the map for record. Contact Fire Prevention at 209-468- <br /> 3380 to schedule an inspection of the completed road. <br /> (4) The project shall comply with the San Joaquin County Development Title Standard 9- <br /> 1150.18.
