The site is physically suitable for the type of development proposed. <br /> • This finding can be made because the parcels' lot size and width-satisfy the <br /> minimum lot size,width, and setback requirements for parcels in the lk=L <br /> zone and Policy 2 of.General Plan Policies specific to Lockeford-in Volume.-ll, <br /> pg.VI-95. In addition,the project site is relatively level. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This finding can be made because the Tentative Map is consistent with the. <br /> General Plan density requirements of 2-6 dwelling units per gross acre in the <br /> RIL General Plan designation. The parcels are suitable for proposed public <br /> sewer, water,and stormwater services. <br /> 5. Neither the design of the subdivision nor any proposed improvements are likely to cause i <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or <br /> their habitat. <br /> • This finding can be made because the Initial Study prepared for this project <br /> did not identify any known rare or endangered species or habitats or other <br /> substantial environmental adverse effects. <br /> 6. The design of the subdivision or type of improvement is not likely to cause significant <br /> public health problems. <br /> • This finding can be made because the proposed parcels will be served by <br /> public water and sewer services through the Lockeford Community Services <br /> District and will be served through County Service Area 45 for public <br /> stormwater services. <br /> 7. The design of the subdivision or the types of improvements will not conflict with <br /> easements acquired by the public at large for access through or use of property within the j <br /> proposed subdivision. i <br /> • This finding can be made because there are no conflicts with the design of <br /> the proposed parcels and the existing Pacific Gas and Electric Company <br /> easement or proposed Public Utility Easement on Lots 86 and Lots 87. <br /> San Joaquin County PA-0500509, PA-0500844/Lockeford Land Group <br /> Community Development Page 7 <br />
