V <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent <br /> with the requirements of the County's Tree Preservation Ordinance: <br /> i) The following note shall be placed on the Final Map and also shall be <br /> recorded as a separate instrument: <br /> The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall <br /> require an approved Improvement Plan application. Replacement of any tree <br /> removed under Development Title Section 9-1505.3 shall be as specified in <br /> Section 9-1505.4. <br /> If the tree is to remain, development constraints shall be noted on the <br /> subdivision plans, consistent with Section 1505.5 of the Development Title. <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following. <br /> i) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> ii) Landscape plans, prepared by a Landscape Architect, shall be submitted by the <br /> subdivider to the Planning Director for approval. <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the <br /> Community Development Department for approval by the Director. Contact <br /> Kimberly Wallace at 468-0816 for road name standards (Development Title <br /> Section 9-1150.18) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> northern property lines of Lots 3 through 11 and along the western property line of <br /> Lot 1. (Development Title Section 9-1022.4[d][1]} <br /> h. NOISE WALL: Per the noise study prepared by Charles M. Salter Associates, Inc. <br /> on September 27, 2005, an eleven-foot barrier between Highway 12188 and Lots <br /> 1, 87-102, 108, 109, and 112-115 shall be constructed. Additionally, a five-foot <br /> tall barrier shall be required from Lots 12 through'20. The wall shall be included in <br /> the subdivision improvement plans. (Development Title Section 9-1150.10) <br /> i. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), <br /> the following note shall be placed on the Final Map: <br /> All persons purchasing lots within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with <br /> agricultural operations or activities, such as noise, odors, insects, dust or fumes. <br /> San Joaquin County has determined that such inconveniences or discomforts <br /> shall not be considered to be a nuisance. <br /> j. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for <br /> i in <br /> abuld gpermit: <br /> i <br /> 5 <br />
