TREE PRESERVATION: The subdivision improvement pian shall indicate whether or not <br /> trees will be removed. No Heritage Oak Trees are to be removed. If a native oak tree is to be <br /> removed, the method of replacement shall be described, consistent with Section 9-1504.4 of <br /> the Development Title. If the tree is to remain, development constraints shall be noted on the <br /> subdivision plans, consistent with Section 1505.5 of the Development Title, <br /> Major Subdivision Application No. PA-0500509 and Zone Reclassification Application <br /> No. PA-0500844 are scheduled to be heard before the Planning Commission on October <br /> 19, 2006. The Community Development Department has reviewed the Major <br /> Subdivision application and Zone Reclassification application and responses from other <br /> agencies, and pending the resolution of any outstanding issues, will be recommending <br /> that the Planning Commission forward this item to the Board of Supervisors with a <br /> recommendation of approval with the following conditions: <br /> Major Subdivision Application No. PA-0500509 was approved by the Planning <br />{ Commission on . The effective date of approval is <br /> . This tentative map approval will expire on , <br /> i which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance <br />' requirements shall be complied with prior to approval of the Final Map. Those <br /> Conditions followed by a Section Number have been identified as,ordinance <br /> requirements pertinent to this application. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply <br /> :v <br /> to this map: <br /> E <br /> i) The average lot width for all lots in this proposed subdivision shall be equal to <br /> or greater than the minimum lot width required (60 feet). (Develop ment.Title <br /> Section 9-310.4[a][1]) <br /> ii) Individual corner lots shall not have a lot width of less than 50 feet. <br /> (Development Title Section 9-310.4[x][2] <br /> iii) All parcels shall have a minimum lot area of 8,000 square feet. HOMEOWNERS ASSOCIATION: A Homeowners or Property Owners Association <br /> or similar mechanism approved by the Community Development Department <br /> .Director shall be created for the entire subdivision. The subdivider shall submit a <br /> copy of the preliminary Conditions, Covenants, and Restrictions (CC&R's) for <br /> approval by the Planning Director. The CC&R's shall include, at a minimum, <br /> provisions for maintenance of all required screening and landscaping. <br /> 4 <br />
