C. A traffic study is being conducted to determine the impacts and mitigation measures at <br /> the entrance on State Route 88. Required mitigations shall be provided by the developer <br /> at his cost. The developer has deposited funds with the County for costs, as estimated <br /> by the Public Facilities Division of the Department of Public Works, to contract for the <br /> required study. (Development Title Section 9-1150.4) ! <br /> d. Additional access easements along both sides of Bear Creek, if required, shall be <br /> dedicated to the Sacramento/San Joaquin Drainage District for maintenance purposes. <br /> (Development Title Section 9-1135.2(m)) <br /> e. A hydrologic and hydraulic analysis shall be required to demonstrate that all property, <br /> both downstream and upstream of the discharge, will not be subject to a higher flood <br /> level as a result of the proposed drainage. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> issuance of building permits. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> b. The existing private water wells shall be tested for the chemical dibromochloropropane <br /> (DBCP) (EDP) and nitrates prior to recordation of the Parcel Map. Samples are to be <br /> taken and analyzed by a State approved laboratory. (Development Title Section 9-1115.7) <br /> C. Open, pump, and backfill the septic tank, seepage pit, or excavation under permit and <br /> inspection by the Environmental Health Division. (Development Title Sections 9-1110.3 i <br /> and 9-1110.4) <br /> d. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area This <br /> leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. Construction of an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development. Submit an improvement plan to the San Joaquin County Community Development <br /> Department,for approval by the Environmental Health Division,which shows sewage and <br /> well information as required by the improvement plan (including a 100 percent expansion <br /> area). <br /> g.
