r - <br /> h• Demolition of all dilapidated structures and removal of all demolition material from the <br /> Premises to an approved landfill site is required in accordance with San Joaquin County <br /> Ordinance Code Section 9-2401. <br /> I <br /> L Construct a water well under permit and inspection of the Environmental Health Division <br /> prior to occupancy. Should the number of nonresident individuals exceed 24 for at least <br /> I 60 days per year, or the number of service connections exceed four, a yearly permit to <br /> I operate a public water system under the provisions of the Califomia Code of Regulations, <br /> Title 22, will be required by the Environmental Health Division at San Joaquin County <br /> Development Title Sections 9-1120.2 and 9-1115.9. <br /> J. The well must be repaired under permit and inspection by the Environmental Health <br /> Division (Development Title Section 9-1115.4(e)). Agricultural discharge pipes utilizing an <br /> air gap for backflow prevention shall maintain an air gap equal to the size of the <br /> discharge pipe but not less than six inches. The discharge pipe shall also have two #/4- <br /> inch slits extending six inches from the bottom of the pipe and opposite each other, or <br /> a backflow device approved by San Joaquin County must be installed. <br /> k. Install an approved backflow prevention device on the water supply system. (California <br /> Code of Regulations, Title 17, Section 7603) <br /> i. Submit three sets of food facility construction plans to the Environmental Health Division <br /> for review and approval prior to the beginning of construction. The developer shall corn ' <br /> p pry with the District's Mitigation Measures during construction on 1 <br /> the site. <br /> b. Ozone precursor emissions shall be controlled by following the District's Mitigation <br /> Measures. <br /> C. The developer shall obtain a permit from the District for any gasoline dispensing facilities. <br /> 5. DEPARTMENT OF TRANSPORTATION: (Staff Contact: Bill Costa, 948-7115) a <br /> a. This project shall require a Caltrans District 10 encroachment permit, and the design of <br /> the golf course driveway shall meet the requirements stipulated in the encroachment <br /> permit. These requirements should include deceleration and acceleration lanes for $ <br /> northbound traffic on State Route 88,a left-tarn lane for southbound traffic on State Route <br /> 88, and either a continuous left-turn lane or acceleration lane for traffic entering <br /> southbound State Route 88 from the god course. These requirements or modifications <br /> cannot restrict or conflict with movements from existing driveways in the project area. <br /> b. All landscaping and improvements shall respect a 55-foot-wide setback from the <br /> centerline of State Route 88. <br /> C. If the two oak trees in the right-of-way of State Route 88 near the project entrance conflict <br /> with the required improvements and must be removed, mitigation measures for their <br /> removal shall be proposed by the developer and approved by Caltrans. <br /> Conditions of Approval - 4 - UP-94-2 <br /> " r <br />
