IIP794-02 OF THErP.J.. <br /> GOEHRING ESTATE (C/O CHATFIELD VINEYARDS) i <br /> The request is for a Use Permit application to establish a 170- <br /> acre public golf course and a 12-acre driving range on a 182-acre <br /> portion of a 325-acre site, comprised' of seven parcels. The <br /> project includes- the construction of a 6,000-square ,foot <br /> ; clubhouse and 5, 000-square foot maintenance facility, as well as <br /> the use of existing structures for a 4, 500-square. foot golf cart <br /> storage building and a 1, 000--square foot headquarters building. <br /> The remainder of -the site would be planted in vineyards. The <br /> facility is proposing to utilize the following services: water <br /> from both an existing well on the site and Bear Creek, sewage <br /> disposal by an on-site septic system, and storm runoff by both <br /> natural percolation and discharge to Bear Creek. The project <br /> site is located on .the east side of State Route 88, 3500 feet <br /> north of- Kettleman Lane, east of Lodi. <br /> z <br /> The Development Services Division has reviewed the above- <br /> referenced application and developed a tentative recommendation <br /> ofapproval for the Planning Commission. A final recommendation <br /> will be developed .after review of .the traffic study (currently <br /> being prepared by Kittleson & Associates under contract to the <br /> Department of Public Works and scheduled to be submitted by <br /> March 21, 1994) by the California Department. of Transportation <br /> and the Department, of Public Works. The project has been <br /> scheduled for a public hearing by the Planning Commission on <br /> April 7, 1994 . That hearing date may be rescheduled to a later <br /> date if the traffic study is not submitted by `the stated <br /> deadline. The following list of draft Conditions of Approval <br /> does not constitute a staff recommendation of approval, but <br /> rather an outline for discussion at the Development Committee <br /> meeting for this project on March 16, ..1994 . , <br />
