Development Committee -2- <br /> UP-94-2 <br /> Unless otherwise specified, all the Conditions of Approval and <br /> Ordinance Requirements shall be fulfilled prior to the issuance <br /> of any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the establishment of a 170- <br /> acre public golf course and a 12-acre driving range on <br /> a 182-acre portion of a 325-acre site. The approved <br /> project shall include the construction of a 6, 000- <br /> square foot clubhouse and 5, 000-square foot maintenance <br /> facility, as well as the use of existing structures for <br /> a 4, 500-square foot golf cart storage building and a <br /> 1, 000-square foot headquarters building. <br /> b. Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing drainage, driveway access <br /> details, on--site parking, existing and proposed utility <br /> services, and grading. Storm drainage shall be as <br /> required by the Department of Public Works and be <br /> consistent with Chapter 9-1135 of the Development <br /> Title. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and <br /> proposed surfaces. All parking spaces, driveways, and <br /> maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and <br /> liquid asphalt, asphalt concrete, or Portland cement <br /> concrete to provide a durable dust free surface. <br /> Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. <br /> (Development Title Section 9-1015. 5) <br />
