COMMENTS ON DEVELOPMENTS <br /> UP-94-2 <br /> RECOMMENDATIONS: <br /> I. Improvements, restrictions, and permits shall be as required <br /> by Caltrans for State Highway 88. <br /> (Development Title Section 9-860. 4) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 638 . 04 <br /> per 1, 000 gross square foot of building as "Service Commercial" <br /> or $234 .92 per daily trip-end generated in the Lockeford area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) (Resolution R-90--304 , R-91-1025) <br /> 3 . A traffic study shall be conducted to determine the impacts and <br /> mitigation measures at entrance on State Highway 88. Required <br /> mitigations shall be provided by the developer at his cost. <br /> (The developer has deposited funds with the County for costs, <br /> as estimated by the Public Works Department Public Facilities <br /> Division, to contract for the required study. ) <br /> (Development Title Section 9-1150. 4) <br /> 4 . Additional access easements along both sides of Bear Creek if <br /> required, shall be dedicated to the Sacramento/San Joaquin <br /> Drainage District for maintenance purposes. <br /> (Development Title Section 9-9--1135. 2m) <br /> 5 . A hydrologic and hydraulic analysis to demonstrate that all <br /> property, both downstream and upstream of the discharge, will <br /> not be subject to a higher flood level as a result of the <br /> proposed drainage, shall be required. <br /> (Interim Flood Hazard Reduction Policy) <br /> 6 . No fill shall be placed in the 100-Year Flood Plain.
