PA-04-180 OF LOCKEFORD <br /> WINERY, LLC (CIO JULIE WEINSTOCK) (APN: 019-180-35) <br /> (ADDRESS: 16750 E STATE ROUTE 88, LOCKEFORD) <br /> The project is a Use Permit application to expand an existing small winery into a medium <br /> winery (Use Type: Wineries &Wine Cellars, Winery-Medium). The winery currently <br /> produces a maximum of 20,000 gallons of wine annually and has a 4,000 square foot <br /> production facility. A 1,900 square foot house was converted into a wine tasting room, <br /> retail sales area and office under Use Permit UP-01-08 originally approved in August of <br /> 2001. The applicant proposes to increase the production capacity to a maximum of <br /> 99,000 gallons of wine annually and to construct an additional 20,000 square foot <br /> production/storage building. The applicant will continue to remove wastewater discharge <br /> generated from grape crushing off-site. If the applicant proposes to process wastewater <br /> discharge on-site in the future (as stated on the application), a Revision of Approved <br /> Actions application will be required to revise the Use Permit <br /> The 20.72-acre parcel is located on the south side of State Route 88, 625 feet east of <br /> Disch Road, east of Lockeford. The parcel has a General Plan designation of A/G <br /> (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Marketina Events <br /> The applicant is proposing to conduct a maximum of eight 8) marketing events per year. <br /> The winery is not currently approved to conduct marketing-e-vie-n-ts-.-The applicant <br /> anticipates that there will be two (2) wine club events and six (6) local organization <br /> events held at the winery on an annual basis. The details of the proposed events are as <br /> follows: <br /> • Wine Club Events: <br /> o Between 30 and 60 attendees <br /> o Activities to occur between the hours of 2:00 p.m. and 9:00 p.m. <br /> 1 / <br />
