The existing driveway and parking lot are in <br /> conformance with this requirement. <br /> The proposed "gravel access drive" on the site plan is approximately 25 to 30 feet in <br /> width around the perimeter of the proposed 20,000 square foot production building. The <br /> applicant states in the Marketing Plan, that marketing event attendees and buses will be <br /> able to park alongside the existing driveway and around the perimeter of the winery. <br /> Development Title Section 9-1015.5(b)(1) states that parallel parking stalls shall be a <br /> minimum of nine (9)feet by twenty (26) feet in length. As a result, it appears that an <br /> additional twenty-five (25) automobile parking spaces can be provided around the <br /> perimeter of the production building if the "gravel access drive" is increased to a thirty <br /> (30)foot width. <br /> Development Title Section 9-1015.3 states that 2.5 parking spaces are required per <br /> 1,000 square feet of building space. The applicant currently provides fifteen (15) <br /> permanent parking spaces (including one van accessible space). Based on the parking <br /> calculations, an additional fifty (50) parking spaces should be required (including one [1] <br /> additional accessible space). Development Title Section 9-1015.9 states that the <br /> requirements of the [Parking] Chapter may be modified in cases in which, due to the <br /> unusual nature of the establishment proposed; the parking requirements may be <br /> modified if considered insufficient or excessive. Because the majority of the expansion <br /> involves the construction ofa production facility, and because additional overflow <br /> parking spaces can be provided around the perimeter of the new production building for <br /> marketing events, the Community Development Department has determined that the <br /> number of permanent parking spaces currently provided is adequate. <br /> Surfacing <br /> Development Title Section 9-1075.4(i) states that the parking surfacing requirements for <br /> medium wineries shall be asphalt concrete or Portland cement concrete.
