w <br />1) One (1) freestanding sign per parcel shall be permitted for each street frontage of the <br />parcel. <br />2) The proposed monument sign may not exceed ten (10) feet in height and sixty (60) <br />square feet per sign face. <br />3) Freestanding signs shall not be places closer than seventy-five (75) feet from any other <br />freestanding signs. (Development Tide Section 9-1710.4(h)) <br />I. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br />requirements of the County's Tree Preservation Ordinance (Development Title Section 9- <br />1505.2) <br />m. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin <br />County Ordinance requirements will be applicable and shall be incorporated in the <br />construction plans before submittal to the Building Inspection Division: <br />1) All design work shall be by an architect or engineer <br />2) The proposed use will change the occupancy from a D-3 occupancy to an M <br />occupancy (U.B.C. Section 3405) The structure must be brought into compliance with <br />all current code provisions including structural, plumbing, mechanical, electrical, energy <br />and disabled access requirements. <br />3) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br />n. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br />Ordinance Code requirements will be applicable and shall be incorporated in the <br />construction plans before submittal to the Community Development Department for a <br />building permit. <br />1) Fire flow and hydrants will be provided for the proposed project by the use of: <br />(A) Appendix III=A and III -B of the California Fire Code (public water mains). <br />(B) NFPA 1231 of the National Fire Code (static water supply). <br />2) Fire department access roads shall be in accordance with section 902.2 of the <br />California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs <br />Association. <br />3) Key Boxes: A Knox box shall be installed according to the local fire department's <br />instructions. <br />4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard <br />10-1 of Volume 2. <br />5) Fire permits maybe required prior to occupancy to conduct operations hazardous to life <br />or property C.
