Highway 88, Lockeford, California. The project is in a Agricultural <br /> /community. It is zoned AG-40. The project parcel number is APN 051-250-12, 13. <br /> ' Description of proposed development: The Owner is applying for a Zone Reclassification(ZR) <br /> on 17.1 acres of the property. If the Zone Reclassification is granted, the Owner would propose to <br /> Fdevelop the parcel as Commercial building site. The site would include 53,000 square feet of <br /> t commercial/retail area, 18,000 square feet of hotel and 3,000 square feet of gas station. <br /> l ✓1.2 Parcel Location Map: (See Appendix). 1 <br /> ✓1.3 Site Map: (See Appendix). <br /> F1 <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ✓2.1 The present owner,Nick Spanos has owned the property for the past 15+years. The past <br /> and present use of the property has been a vineyard and two existing homesites and a fruitstand. <br /> F, <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> FL-13.1 Description of Existing on-site septic tank usage: The existing septic consists of seepage <br /> pits and leach lines. Permits were researched and illustrate this fact. (See Appendix) <br /> F; 1,/3.2 Site Septic Permit History: Research for on-site septic permits revealed one permit for this <br /> parcel. (See Appendix) <br /> L,13.3 Discussion of on-site septic repair history: One septic repair permit has been issued. <br /> History of septic repair is available for the subject parcel. See Permit No. 86-603, for <br /> Repair/Addition History. (See Appendix) <br /> 1,,-3"4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in Appendix) <br /> 0.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> FJoaquin County Environmental Health Department records, the septic systems in this general area <br /> range in installation dates from 1975 to 1992.
