Conditions of Approval <br /> MS-92-50 <br /> Page 2 <br /> the standards for one-half of a 50-foot right-of-way <br /> rural street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. <br /> (A $250. 00 fee is currently required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed, legal description of Parcel 1 and an <br /> estimate. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval . As an option the Department of <br /> Public Works will prepare the drawing and estimate for an <br /> additional fee of $100 . 00 . ) (Planning Title Section 9- <br /> 9430, 9-9433) <br /> g. The right-of-way to be offered for dedication in <br /> Recommendation Nos. d and e above shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10 . 207 and the Clements Fire District. (Planning <br /> Title Section 9-9422) <br /> h. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> i . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411 . 1) <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a . A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to recordation of the Parcel Map indicating that <br /> the area is suitable for septic tank usage. <br /> b. On the remainder parcel construct an individual sewage <br /> disposal system(s) under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> C. On the remainder parcel construct an individual domestic <br /> water well under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br />
