TENTATIVE MAP: The final map shall substantially conform with the approved tentative map <br /> dated April 21, 2004 or unless revised by Public Works. <br /> b. LOT SIZE AND WIDTH: The following-lot size and width regulations shall apply to this map: <br /> (1) The lot width of individual lots may be reduced to 70 percent of the minimum lot width <br /> required in the R-R zone, provided the following conditions are met: <br /> A. The average lot width for all lots in the proposed subdivision shall be equal to or greater <br /> than 150 feet; and <br /> B. Individual corner lots shall not have a lot width less than 50 feet. <br /> (Development Title Section 9-310.4[a]) <br /> c. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. (Development Title Section 9-1505.3) <br /> B. Each Heritage Oak Tree or Historical Tree that has been removed shall be replaced with <br /> five (5) trees or atoms, or combination thereof. (Development Title Section 9- <br /> 1505.4[d][1]) <br /> C. Each Native Oak Tree that has been removed shall be replaced with three (3)trees or <br /> acorns, or combination thereof. (Development Title Section 9-1505.4[d][2]) <br /> d.
