Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied with prior to approval of the Final Map. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified and other ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Raymond Hoo, 468-3164) a. TENTATIVE MAP: The final map shall substantially conform with the approved tentative map dated April 21, 2004 or unless revised by Public Works. b. LOT SIZE AND WIDTH: The following-lot size and width regulations shall apply to this map: (1) The lot width of individual lots may be reduced to 70 percent of the minimum lot width required in the R-R zone, provided the following conditions are met: A. The average lot width for all lots in the proposed subdivision shall be equal to or greater than 150 feet; and B. Individual corner lots shall not have a lot width less than 50 feet. (Development Title Section 9-310.4[a]) c. TREE PRESERVATION: Future development on the parcels shall be consistent with the requirements of the County's Tree Preservation Ordinance: (1) The following note shall be placed on the Parcel Map and also shall be recorded as a separate instrument: A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an approved Improvement Plan application. (Development Title Section 9-1505.3) B. Each Heritage Oak Tree or Historical Tree that has been removed shall be replaced with five (5) trees or atoms, or combination thereof. (Development Title Section 9- 1505.4[d][1]) C. Each Native Oak Tree that has been removed shall be replaced with three (3)trees or acorns, or combination thereof. (Development Title Section 9-1505.4[d][2]) d. TREE PROTECTION: To protect and preserve the Heritage Oak Trees and Native Oak Trees from development and construction activity, the following standards shall be applicable: (1) No grade changes shall occur within six(6) feet of the trunk of the tree. (2) No grade changes shall occur that entail removing or adding more than six (6) inches of soil in the protected zone of the tree.
