T <br /> I <br /> (3) Extensive cuts or fills that are necessary beyond the protected zone shall have adequate <br /> drainage to mitigate adverse effects caused by changes in grade elevation. <br /> (4) Any grade changes within the protected zone of the tree shall be accomplished so as to <br /> prevent soil compaction and injury to or removal of the tree's roots. <br /> (5) Before grading operations may commence, a minimum five (5) foot high chain link fence or <br /> other comparable protective fencing shall be installed at the outermost edge of the protected <br /> zone of each tree or group of trees. <br /> (6) Fences shall remain in place throughout the entire construction period. <br /> (7) No material, machinery, or objects of any kind may be stored within the fenced area. <br /> (8) No trenching shall be allowed within the protected zone of subject trees. <br /> (9) Paving within the dripline of affected trees shall be stringently minimized. If paving is <br /> necessary, porous materials such as gravel, loose boulders, and cobbles, brick with sand <br /> joints, wood chips, or bark mulch shall be used. <br /> (Development Title Section 9-1505.5) <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. LANDSCAPING: Landscaping shall be provided and comply with the following: . <br /> .—._____-_-_--..--__.(1-)--Street-trees--are-required-as-specified-in-Section-9=1020.4-of the-Development-Title:--- <br /> (2) Maintenance of the ten (10) foot landscape strip, including the comer snipe area at State <br /> Route 88 and Athearn Street, shall be the responsibility of a Homeowners' Association or a <br /> similar management organization. A Homeowners' Association or a similar management <br /> organization shall be established and recorded prior to approval of the Final Map. <br /> g. FENCING: An open fence up to seven (7)feet in height may be permitted in any required yard in <br /> areas carrying the Rural Residential zone designation. (Development Title Section 9-1022.3[c][11) <br /> h. CLOCK TOWER: The 14-foot-high clock tower shall meet the required 30-foot yard setback for <br /> any structure in the Rural Residential zone designation. (Development Title Section 9-310.5) <br /> i. NOISE WALL: The following requirements apply to this subdivision to reduce potentially <br /> significant noise impacts to a less than significant level: <br /> (1) A sound wall shall be constructed along the southeast property line of Lot 1 along State <br /> Route 88, extending a minimum of thirty (30) feet perpendicular to State Route 88 along the <br /> boundary between the lot and parcel number 019-210-20. The wall shall be a minimum of six <br /> (6) feet high, of uniform design and constructed of masonry. (Development Title Section 9- <br /> 11150.10) The wall shall be included on the subdivision improvement plans. The sound wall <br /> shall have a minimum surface weight of 3.5 to 4.0 lbs./sq. ft. The structure shall be <br /> continuous along its width and height with no gaps including where the wall meets the <br /> ground.
