An encroachment permit from Caltrans shall be required for any work within the right-of-way <br /> of State Highway Route 88. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. All improvements shall be in conformance with the latest edition of the Improvement <br /> Standards and Specifications of the County of San Joaquin. All improvement plans and <br /> specifications shall include grading plan for each individual lot,if applicable. These <br /> improvement plans and specifications are subject to plan check,field inspection fees and <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 3. A grading plan shall be submitted and approved prior to approval of the Final Map. The <br /> grading plan shall contain the information listed in the 2001 C.B.C. Chapter 1$, Appendix, <br /> Chapter 33, Section 3309,complete drainage details and elevations of adjacent parcels. <br /> Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 cubic <br /> E yards shall comply with Sections 3309.3 and 3309.4 for "Engineered Grading Requirements." <br /> E (Grading that disturbs more than five acres will require a National Pollutant Discharge <br /> i Elimination System permit.) <br /> E <br /> 4. If improvements referred to herein are not completed prior to the approval of the Final Map, <br /> the subdivider shall execute an agreement with the County of San Joaquin ensuring the <br /> completion of improvements within one(1)year after filing the Final Map. (Development <br /> Title Section 9-1100.30)) <br /> 5. The subdivider shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a fifty(50) foot wide right-of-way from the centerline of the private road to the property <br /> line across the frontage of parcels 4, 5, 6, 11, 12, 13,and 14 and to result in a fifty(50) foot <br /> radius cul-de-sac at parcels 7, 8, 9, and 10. (A$350.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and <br /> a legal description of the parcel to be offered for dedication.) (The fee due will be.based on <br /> the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> IE 6.
