The private road shall be constructed in conformance with the standards for a fifty(50) foot <br /> wide right-of-way rural residential street and shall be named in accordance with County <br /> Standards. <br /> (Development Title Section 9-1150.2) <br /> 9. The developer shall prepare and record an agreement for notice to future owners for <br /> maintenance of the private road by the owners and shall be noticed by a statement on Final <br /> Map. (Civil Code 845 [b]). <br /> 10. A community retention pond/terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for the subdivision. Hydrologic <br /> and hydraulic analyses shall demonstrate that all property, both downstream and upstream of <br /> the discharge, will not be subject to a higher flood level as a result of the proposed drainage. <br /> (Development Title Section 9-1135.2) _ <br /> 11. All development storm drainage shall be retained by the project's community retention <br /> pond/terminal drainage system, including lots 1 and 15 as shown on the tentative map. No <br /> drainage may be retained within individual lots since lots are less than 2 acres in area. <br /> (Development Title Section 9-1135.4[a]) <br /> 12. The access road to the proposed retention pond shall be paved. Slope of the road shall not <br /> exceed 10 percent. <br /> 13. The project shall construct a public water well, including back-up power generator, and shall connect <br /> to the existing system in`B"Street. The public water system shall conform to the requirements <br /> of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. The system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County Fire Warden and the local Fire <br /> District. A test well showing that the production well will meet all applicable standards is <br /> required prior to the approval of the improvement plans of any work within the site. <br /> (Development Title Sections 9-1120.2,9-1120.4(a)) <br /> 14. The new well shall be placed on a site dedicated to San Joaquin County(60-feet by 80-feet, <br /> minimum) and shall be located adjacent to "B" Street. Site shall be improved in accordance <br /> with San Joaquin County Standards. <br /> 15. Developer shall perform all tests and measurements of the back-up generator system as <br /> required by the San Joaquin Valley Air Pollution Control District to obtain permit to operate <br /> diesel- or natural gas-powered generator set. <br /> 16. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> 17. Gated entrance shall be located back from"B" Street to provide sufficient length to allow <br /> vehicles to queue without blocking"B" street. <br /> 18. This subdivision is approved for recording as a single unit; phasing is not approved. <br /> (Development Title Section 9-1100.3) <br />
