CONDITIONS OF APPROVAL <br /> SA-95-32 <br /> George Galatsatos <br /> Site Approval Application No. SA-95.32 was approved by the San Joaquin County Community <br /> Development Department on December 6, 1995. The effective date of approval Is December 16, <br /> 1995. This approval will expire on June 16, 1997, which Is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with, (2) all necessary building <br /> permits have been secured and remain In force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Condltlons <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance'requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard Larrouy, 468-3142): <br /> a. APPROVED USE: This approval shall be for the construction of two 5,996-square foot <br /> commercial buildings to be occupied only by uses permitted in the C-C. (Community <br /> Commercial) zone. There shall be no outdoor storage of materials or display of goods <br /> as a part of this approval. <br /> b. BUILDING PERMIT: Submit a 'COMMERCIAL BUILDING PERMIT APPLICATION.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates,on-site parking,landscaping,signs,existing and proposed utility services, <br /> t and grading (refer to the 'SITE PLAN CHECK LIST"for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) Except as otherwise noted in the <br /> f Conditions of Approval, all required improvements shall be installed prior to issuance of <br /> the Certificate of Occupancy for the first structure. <br /> The approved use shall be served by public water and sewage disposal services. Will- <br /> serve letters from the Lockeford Community Services District shall be submitted prior to <br /> the issuance of building permits for the approved use. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be submitted concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall-be retained in the existing storm retention pond on the northerly adjacent parcel. <br /> The drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan.
