e. CIRCULATION: The site's center driveway, located 140 feet south of the north property <br /> line, shall be the primary point of access from State Route 88 for the approved use. The <br /> Site Plan shall include circulation details to ensure adequate separation of the approved <br /> use from the adjacent fuel station and mini-mart. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and liquid <br /> asphalt, asphalt concrete or Portland cement concrete to provide a durable, dust <br /> free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) Parking shall be provided at the following rate: five (5) spaces per one thousand <br /> square feet of the building devoted to commercial and office uses and.67 spaces <br /> for each employee on the largest employment shift. The parking spaces for each <br /> separate commercial use in the approved buildings shall include one van <br /> accessible parking space. Parking calculations, including spaces for employees, <br /> shall be included on the Site Plan. Installation of the required parking spaces, <br /> driveways, and maneuvering areas may be phased in accordance with the <br /> approved Site Plan. Details, showing adequate parking and circulation areas for <br /> each phase of the project, shall be included on the Site Plan and must be <br /> approved by the Development Services Division prior to their installation. <br /> (3) The east and west ends of the planter and picnic area shown in the center of the <br /> parking area shall be posted for no parking. Details shall be included on the Site <br /> Plan. <br /> (4) Bumpers shall be provided, as necessary, adjacent to the electrical transformer <br /> on the north side of the parking area. Details shall be included on the Site Plan. <br /> g. TRUCK LOADING SPACE: A minimum of one truck parking and loading space shall be <br /> provided for the each separate commercial use utilizing 3,000 square feet of gross floor <br /> area or more in the approved buildings. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On- <br /> site driveways and maneuvering areas may be used in lieu of the required loading space <br /> at each separate use required to provide a truck parking and loading space, as long as <br /> maneuvering areas for delivery vehicles are provided. (Development Title Section 9- <br /> 1015.6(aj) Details shall be included on the Site Plan. <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of State Route 88, shall be installed across the frontage of the project <br /> site. <br /> (2) All areas not used for buildings, parking areas, driveways, walkways, or other <br /> permanent facilities shall be landscaped. <br /> Conditions of Approval - 2 - SA-95-32 <br />
