y f <br /> (3) Key Boxes: A Knox Box shall be installed in accordance with the local fire department's <br /> instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. Section 105.2.1). <br /> m. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an unknown occupancy to a B/M/F-1 <br /> occupancy (UBC Section 3405). The structure must be brought into compliance with all current <br /> code provisions including structural, plumbing, mechanical, electrical, energy, and disabled <br /> access requirements. <br /> (2) The existing un-reinforced masonry/brick building must have full seismic retro addressed by a <br /> structural engineer. <br /> n. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> Trees removed under the provisions of this Chapter shall be replaced subject to the following <br /> requirements: <br /> (1) Replacement Stock. Replacement stock shall be of healthy commercial nursery stock or acorns, <br /> of the species removed or other approved species, and shall be established and maintained for <br /> at least three (3)years. <br /> (2) Location. Replacement trees shall be planted as near as possible to the location of the removed <br /> tree or in an alternative location acceptable to the Review Authority. <br /> ! 0. <br /> C3) Tirnin -Planted--between,October 1 and December.31 ,.and�no.later be <br /> f than twelve(12) months after the date of tree removal. <br /> k <br /> (4) Number and Maintenance of Replacement Trees. The number and maintenance of replacement <br /> stock shall be as follows: <br /> A. Each Native Oak Tree that has been removed under the provisions of Section 9-1505.3(b) <br /> shall be replaced with three (3) trees or acorns, or combination thereof. <br /> ' B. The applicant shall be required to demonstrate to the satisfaction of the Review Authority <br /> that replacement stock will be planted and maintained in such a manner as to ensure that <br /> the survival of said stock at the end of a three (3) year period commencing from the date of <br /> planting. <br /> i 2.
