(Development Title Section 9-1015.5je]) <br /> (2) A minimum of nineteen (19) parking spaces shall be provided, including two of which shall be <br /> van accessible. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R.,Title 24). <br /> g. LOADING: One (1) loading space shall be provided. This space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided. (Development Title Section 1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) It the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. This project shall comply <br /> with the County's light and glare performance standards. lighting plans prepared by an <br /> electrical engineer, or other lighting professional approved by the Director, shall be submitted <br /> with the Site Plans. (Development Title <br /> Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> III (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> l mowed and dust free. <br /> �;.`:SCREENING: Screening'shaW be provided and comply with=the,fol lowing,, <br /> (1) All storage of materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][1]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> I. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow hydrants will be provided for the proposed project by the use of Appendix III-A and I I I-S <br /> of the California Fire Code. <br /> { <br /> Conditions of Approval -2 - <br />
