PC: 6-20-91 <br /> MS-91-78 <br /> REFERRALS AND REPLIES <br /> The application referrals were mailed on March 20, 1991, and the appeal referrals were mailed on May <br /> 8, 1991, with responses due by April 23, 1991, and May 23, 1991, respectively. <br /> Department of Public Works (responses: 4-16-91 & 5-23-91): <br /> The Department of Public Works recommends denial of the tentative map and denial of the appeal <br /> because the subject property cannot have access by the 50-foot-wide private road as stated on Parcel <br /> Map Book 15, Page 4. Also, the section of private road between State Route 88 and APN 021-180-39 <br /> already serves more than the six lots allowed by Board Resolution No. R-88-1200 for private rights-of-way. <br /> Environmental Health Division (response: 4-9-91 and 5-20-91): <br /> The Environmental Health Division listed the following Ordinance requirements: <br /> a. Prior to recordation of the final map or issuance of a letter of approval, a soil suitability study as <br /> required by Section 10100 of the San Joaquin County Development Code must be performed <br /> which indicates that the area is suitable for septic tank usage. <br /> b. At the time of development, construct an individual sewage disposal system on Parcel 1 and the <br /> designated remainder under a permit and inspection by the Environmental Health Division. <br /> C. At the time of development, construct an individual domestic water well on Parcel 1 and the <br /> designated remainder under a well and inspection by the Environmental Health Division. <br /> d. The existing private water wells shall be tested for the chemical Dibromocloropropane(DBCP) and <br /> nitrates prior to recordation of the final map. Samples are to be taken and run by a State- <br /> approved lab. <br /> California State Department of Transportation (Caltrans) (response: 4-24-91): <br /> 'Due to high traffic volumes on Highway 88, Caltrans requests that a left-tum pocket be constructed as <br /> a condition of approval for this project.' <br /> As of May 30, 1991, no responses were received from the following: <br /> Building Inspection Division Pacific Gas & Electric <br /> Council of Governments (ALUC) Pacific Bell <br /> Lodi Unified School District Clements Fire District <br /> Division of Forestry <br /> -10- <br />
