INTRODUCTION AND PROPOSED DEVELOPMENT <br /> On behalf of Mr.Michael Scott,Advanced GeoEnvironmental,Inc.(AGE)hasprepared the enclosed <br /> Soil Suitability and Nitrate Loading Study for the property located at 9593 North State Route 88, <br /> Stockton, California. The purpose of this study is to determine the potential impact from nitrate <br /> loading due to a planned small scale winery showroom on the subject site.The study included a soil <br /> percolation test,local septic use research and estimated nitrate impact to soil and ground water at the <br /> subj ect site as required by San Joaquin County Environmental Health Department(EHD)letter dated <br /> 09 October 2007 (Appendix A). f <br /> 1.1. DESCRIPTION OF SITE <br /> I <br /> The location of the site, surrounding properties and general setting is illustrated on the Waterloo <br /> topographic map, 1978 (7.5 Minute United States Geological Survey(USGS) Topographic Series, <br /> California)in the eastern half of Section 3,Township 2 North,Range 7 East,Mount Diablo Base and <br /> Meridian (Figure 1). The map shows the subject property located at an elevation of approximately <br /> 70 feet above mean sea level in an area of low topographic relief. The regional slope of the area is <br /> relatively gentle and dips toward the west. <br /> The property is situated on the west side of North State Route 88,and consists of a 3.87-acre parcel <br /> identified as San Joaquin County Assessor Parcel Number(APN) 089-020-29. The current zoning <br /> of the property is AG-40(this zone is established to preserve agricultural lands for the continuation <br /> of commercial agriculture enterprises). The existing structures located onsite include a residential <br /> multi-bedroom home, garage and storage shed. The property is serviced an off-parcel multi-use <br /> agricultural well;however,a newly installed water well is located on the south central portion of the <br /> site and is currently being plumbed into the existing piping system. <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The future plans for the property include the development a small winery showroom while retaining <br /> the existing home structure. The proposed development plan has been recorded as San Joaquin <br /> County Community Development Department (SJCCDD) application No. PA-0700418. <br /> Additionally,one of the two EHD-approved existing septic system will have its leach field relocated. <br /> Advanced GeoEnvironmental,Inc. <br /> i <br />
