(3) A minimum of twenty-eight(28) parking spaces shall be provided. (Two spaces are required for <br /> every 1,000 feet of building area. One-half (0.5) space is required for every employee.) <br /> (Development Title Section 9-1015.3) <br /> (4) Each automobile parking stall shall be an unobstructed rectangle, minimum nine(9)feet wide and <br /> twenty(20)feet long. (Development Title Section 9-1015.5[b]) <br /> (5) Each truck parking stall shall be an unobstructed rectangle, minimum fifteen (15) feet wide and <br /> twenty-five(25)feet long. (Development Title Section 9-1015.6[c][1]) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> (2) Access gates shall be recessed from the property line a minimum of sixty five (65) feet. <br /> (Development Title Section 9-505.7[d]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot lighting shall be installed. (Development <br /> Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations,Title 23, Division 2, Chapter 2.7. <br /> (2)A minimum ten (10)foot wide landscaped strip is required to be installed along Farmington Road. <br /> (Development Title Section 9-1020.8(a)) <br /> (3) A five foot planting strip is required in the parking lot along the west property line adjacent to <br /> APN: 173-140-01. (Development Title Section 9-1020.5[e]) <br /> j. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(Development Title Section 9-1505.2). <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Said screening <br /> shall be six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> (2) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western <br /> property line of APN: 173-140-01.
