The proposed landscaping <br /> business will consist of off-site installation and maintenance of plant and garden <br /> materials. Proposed improvements include a wholesale rock yard to be completed in two <br /> phases and a twenty-six (26) space parking lot. Phase One consists of the construction <br /> of an 800 square foot building for office and storage to be completed in eighteen (18) <br /> months. Phase Two consists of the construction of a 4,000 square foot building for <br /> storage along with storage bins to be completed in thirty-six (36) months. Employees <br /> will arrive in the morning and leave to work off-site with regards to the Landscaping <br /> Services business. This business is currently under enforcement for operating without <br /> benefit of an approved land use permit. <br /> Existing uses of the parcel include one single family residence, a detached garage, and <br /> a 400 square foot accessory building for storage. <br /> The project site is located on the southeast corner of State Route 12 and Fox Road, <br /> Lodi. <br /> The property has a General Plan designation of A/G (General Agriculture) and is zoned <br /> AG-40 (General Agriculture-40 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Use Type <br /> Initially, the applicant proposed a Landscaping Services business and Wholesale Nursery. <br /> However, the applicant has stated there will be no sale of plants and the proposed rock <br /> yard is exclusive to the proposed landscaping services business and will not be available <br /> for sale to other landscaping businesses. As a result, the wholesale rock yard is an <br /> 1 <br />
