(5) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, <br /> Standard 10-1. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Mike Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit (Development Title Section 9- <br /> 1145.5). <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$720.00 per 1,000 gross <br /> square feet of building designated as Manufacturing generated in the Escalon area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record (Resolution R-00333) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall <br /> require a State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: David Van Dyne, 468-3453) <br /> a. The Environmental Health Department requires a soil suitability/nitrate loading study, <br /> incorporating proposed staff and customer use, indicating that the area is suitable for septic tank <br /> usage. This must be performed prior to issuance of building permits (Development Title Section <br /> 9-1105.2[d]). A review fee of$465.00 must be paid at the time of submittal to the Environmental <br /> Health Department. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice of the EPA Design Manual for on-site waste water treatment and disposal systems <br /> is required for each parcel.
