e ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9- <br /> 101 5.5[h]) <br /> - <br /> 1015.5[h]) <br /> f. SIGNS: Signs shall be shown on the site plan and comply with the following: <br /> (1) All signs shall conform to the standards set forth in Chapter 9-1700 of the County <br /> Development Title. <br /> (2) All portions of any sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> g. RECREATION AREA: An outdoor recreation area shall be provided and comply with the <br /> following: <br /> (1) Outdoor activities shall not be permitted before 7:00 a.m. or after 10:00 p.m. <br /> (Development Title Section 9-1030.3[e]) <br /> (2) A total of 15,000 square feet of outside recreation area shall be provided. <br /> (Development Title Section 9-1030.3[b]) <br /> (3) All outdoor recreation areas shall be enclosed by walls or fences no less than six (6) <br /> feet in height. (Development Title Section 9-1030.3[c]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed according to the standards set forth in Section 9-1015.5 of the Development <br /> Title. <br /> BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than twenty (20) feet from a property line shall be of 1-hour, fire- <br /> resistive construction. Openings will not be permitted less than five (5) feet and <br /> protected less than ten (10) feet. <br /> j. The applicant has three months to complete the restrooms in the Educational Building. <br /> The applicant will be able to use the Fellowship Hall in the meantime. <br /> k. The applicant will conduct another sound study during the three-month period allowed for <br /> construction of the restrooms in the Educational Building. <br /> I. Sufficient landscaping shall be put in along the western fence. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work with the road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b.
