C. Dedication to result in 25-foot-wide rights-of-way from the centerlines of Golden Gate <br /> Avenue and Viola Avenue to the property line shall be required across the frontage of <br /> APN 143-420-57, plus 20-foot by 20-foot comer cut-offs (snipes) at the comers. <br /> (Development Title Section 9-1150.5) <br /> d. The frontage improvements for Golden Gate Avenue and Viola Avenue shall be <br /> constructed in conformance with the standards for one-half of a 50-foot-wide right-of-way <br /> local residential street with vertical curbs prior to issuance of the occupancy permit. <br /> Improvement plans shall be included with the encroachment permit. (Development Title <br /> Section 9-1150.2) <br /> e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of Final Site Plan approval. The fee currently is $160.04 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. A credit will be allowed for the existing church facilities <br /> and residence. (Resolution R-96-592) <br /> f. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to Final Site Plan approval. The fee currently is <br /> $479.00 per 1,000 gross square feet of building designated as Office. The fee shall be <br /> automatically increased on January 1 of each year through the year 2005 at the rate of <br /> 7.66 percent. A credit for the existing church facilities of$364.00 per 1,000 square feet <br /> and $1,760.24 for the existing residence will be allowed. (Development Title Section 9- <br /> 818.4 and Resolution R-97-5) <br /> g. A copy of the Final Site Plan shall be submitted prior to release of building permits. <br /> h. Verification shall be obtained from the Solid Waste division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects. <br /> 3. Prior to the issuance of any building permits, sewer facilities shall either be bonded for or <br /> be in place, as evidenced by a letter from the serving entity. (Development Title Section <br /> 9-1100.3[d]) <br /> b. Connect to an approved public water supply system as required by Development Tale <br /> Section 9-1120.2. A letter from the water supplier will be required which states that they <br /> have the capacity to serve the development and that the system meets State standards <br /> prior to recording the final map.
