e) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> i) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015. 5[h][1 ]) <br /> ii) The design of the driveway and traffic circulation plan for the site shall be incorporated into the <br /> construction plans. <br /> f) STORM DRAINAGE: Any additional storm-water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included . (Development Title Section 9-1135) <br /> 9) LANDSCAPING : Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Fremont Street and Oro Avenue, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020) <br /> ii) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-10201 <br /> iii) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> iv) A minimum five (5) foot planting strip shall be installed along the southern property line adjacent <br /> to the masonry wall and parking areas for the project site. (Development Title Section 9-1020) <br /> v) One tree shall be required for each five (5) parking stalls or portion thereof, and shall be evenly <br /> spaced throughout the parking lot. (Development Title Section 9-1020. 5[b]) <br /> h) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i) SCREENING: Screening shall be provided and comply with the following: <br /> i) All storage materials and related activities, including storage areas for trash , shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][21) <br /> ii) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the southern <br /> property line of the project site. (Development Title Section 1022 .4[d][1 ]) <br /> j) MERGER APPLICATION: A merger application shall be applied for and approved before issuance <br /> of building permits. <br /> k) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> Conditions of Approval - 2 - <br />
