j. SCREENING: Screening shall be provided and comply with the following: <br />(1) All storage materials and related activities, including storage areas for trash, shall be <br />screened so as not to be visible from adjacent properties and public rights- of- way. <br />Screening shall be six (6) to eight (8) feet in height. Outside storage is not permitted in <br />front yards, street side yards or in front of main buildings. Items stored within one <br />hundred (100) feet of a dedicated street or residential zone shall not be stacked higher <br />than two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[d] <br />[2]) <br />k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br />be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br />(5) feet from any future right-of-way line, including any corner cut-off (snipe). (Development <br />Title Section 9-1710.2[g]) <br />I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br />Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br />construction plans before submittal to the Building Inspection Division: <br />(1) Exterior walls less than 20 feet from a property line shall be of 1 hour fire -resistive <br />construction. Openings will not be permitted less than 5 feet and protected less than 10 <br />feet. <br />(2) The Construction Site Plan shall indicate the following: <br />(A) Provide parking for the physically disabled. The space(s) shall be located as close <br />as possible to the primary entrance (C.C.R., Title 24). <br />(B) Provide identification signs for the parking space(s) including the "tow away' sign at <br />each entrance or visible from each space (C.C.R., Title 24). <br />(C) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br />(D) Provide one van parking space. <br />2.
