• 4 <br /> CONDITIONS OF APPROVAL <br /> BLUE MAGIC PRODUCTS, INC. <br /> SA-91-13 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> b. The frontage improvement for Stokes Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way Industrial street. The construction of <br /> the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage Improvement Agreement prior <br /> to issuance of a building permit. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10500 in <br /> addition to a copy of the Grant Deed and an estimate for- the <br /> required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100. 00) , <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $1,274 . 00 <br /> per 1, 000 gross square fee of building as "Warehouse" in the <br /> Stockton area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record) . <br />
