Prior to the issuance of any Building Permits sewer facilities <br /> shall either be bonded for or be in place, as evidenced by a <br /> letter from the serving entity. <br /> c. Open, pump, and backfill the septic tank, seepage pit or <br /> excavation under permit and inspection by the Environmental <br /> Health Division after connection to public sewer. <br /> 3. BUILDING DIVISION <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may-also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> 1. The proposed building shall be provided with an automatic <br /> f ire sprinkler system or divided into areas less than <br /> 6, 000 square feet by area separation walls. <br /> 2. The existing structure exceeds the allowable floor area <br /> permitted by the Uniform Building Code for a B-2 <br /> occupancy. (60-foot yards required for all sides) . <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspecting Division prior to <br /> performing any excavation or filling of earth material: <br /> 1. A grading plan shall contain the information listed in <br /> the U.B. C. , Appendix, Chapter 70, Section 70D6 (l) . <br />
