FLAMENCO <br /> (APN: 203-110-09) (ADDRESS: 15301 E FRENCH CAMP ROAD, <br /> RIPON) <br /> This use permit application is for the religious assembly of up to 35 people for bible <br /> study, prayer, praise and worship, baptisms and fellowship. The use will be contained <br /> within an existing 30 by 16 foot detached building near an existing single-family <br /> residence on a four-acre parcel that is mostly orchard. <br /> The property is located on the north side of French Camp Road, 1800 feet west of Jack <br /> Tone Road, north of Ripon. The property is zoned AG-40 (General Agriculture-40 acre <br /> minimum) and the General Plan designation is AIG (General Agriculture). <br /> Background <br /> This is the site of the former Atlanta School. It is now a single-family residence with <br /> several detached structures, including a detached garage, a guesthouse, and a meeting <br /> room. This application was initiated because of an open enforcement action. There was <br /> a 2500-square-foot tent near the front of the property that was being used for church <br /> activities. The activities included amplified music and speech. The tent and amplification <br /> equipment have been removed and are not part of this permit. <br /> Enforcement <br /> Because this development is currently operating without the required permits, an <br /> accelerated timeframe shall apply. <br /> Guesthouse <br /> The building on the Site Plan labeled "guest house" does not meet the definition of a <br /> guesthouse on page 301 of the Development Title. A guesthouse must be less than 400 <br />
