ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9- <br /> 1015.5[hD <br /> i. LANDSCAPING: the following requirements shall apply: <br /> (1) One (1) tree shall be required for each five (5) parking stalls, or portion thereof, and <br /> shall be evenly spaced throughout each parking lot. (Development Title Section 9- <br /> 1020.5) <br /> 2. RIPON CONSOLIDATED FIRE DISTRICT The following shall apply to this project: <br /> a. Phase 1: <br /> (1) Existing access road surface is sufficient for Phase 1, however appropriate measures <br /> need to be taken to ensure that the 20'width is maintained. <br /> (2) Provide an approved key box at the entrance gate to the facility, with keys to allow <br /> access to the facility in an emergency. (Section 902.4) <br /> (3) Provide detail on construction type of the proposed structures so that required fire <br /> flow can be calculated. When this is completed the District will advise of onsite water <br /> supply requirements, as per Appendix III-A of the 1994 Uniform Fire Code. Provide <br /> District with specifications for pump and system to be used for fire protection. <br /> (4) The propane facility is not indicated on the site plan. Indicate location and planned <br /> use (e.g.dispensing). Separation of LP-gas containers from buildings, property lines, <br /> and public ways shall be in accordance with Table 8204-A. (Section 8204.2) <br /> (5) Proposed fire riser must meet requirements of the Ripon Fire District. This will also <br /> be subject to water supply requirements. <br /> b. Phase 2: <br /> (1) Provide detail on construction type of proposed structure #10 so that required fire <br /> flow can be calculated. <br /> (2) Proposed roadway will be required to serve as a fire lane, and be marked as such. <br /> (3) Fire hydrants shall be located along the route of the fire apparatus access roadway. <br /> (Section(s)901.1 and 903.4.2) <br /> C. Phase 3: <br /> (1) Provide detail on construction type of proposed structure #11 so that required fire <br /> flow can be calculated. <br />
