BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division: <br /> 1) A building permit application including plans will be required. According to state law, the <br /> plans must be prepared by a registered engineer or licensed architect and shall be submitted <br /> for review and approval. An engineer or architect will also be able to help you make <br /> decisions about construction options related to fire sprinklers, allowable areas, firewalls and <br /> any necessary upgrades based on the configuration of the building and your specific needs. <br /> 2) The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, accessibility <br /> and show compliance with the current California codes and San Joaquin County ordinances. <br /> A complete set of plans must include fire sprinkler plans, truss calculations, energy <br /> calculations, plumbing, electrical and mechanical drawings as well as structural calculations. <br /> 3) Based on our records the existing building proposed for use as an almond pressing operation <br /> will be a change in occupancy. The building was previously constructed and permitted as an <br /> agricultural Group U building and not to be used for food processing (Group F-I). A change in <br /> occupancy will require a code analysis report and necessary plans prepared by an architect <br /> or engineer in accordance with Section 3408 of the CBC. The report and plans shall identify <br /> existing conditions, propose alterations necessary to bring the building in compliance with the <br /> current code and include the following: <br /> a) Description of proposed use <br /> b) Existing and proposed occupancy Group or Groups <br /> C) Type of construction <br /> d) Sprinklers (Yes or No) <br /> e) Number of stories <br /> f) Building height <br /> g) Allowable floor area <br /> h) Proposed floor area <br /> i) Occupant load based on the CBC <br /> 4) Modifications to existing buildings are required to include upgrades related to disability <br /> access pursuant to Section 1134B of the CBC. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review and <br /> approval prior to issuance of a building permit. <br /> 5) There are some discrepancies in the square footage of the existing buildings show on the site <br /> plan when compared to previous applications. Verify the actual square at the site and revise <br /> the site plan as needed. <br /> 6) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 200 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. The plans shall indicate the <br /> location of the toilet facilities and the travel distance from work areas. <br /> Cnnr/ifinnc of Annrnval - 3 - <br />
