2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetlev [2091468-3000) <br /> 1) The developer shall provide drainage facilities and meet the requirements of San Joaquin <br /> County Development Standards. The capacity of both upstream and downstream drainage <br /> facilities cannot be exceeded due to runoff from the development. Retention basins shall be <br /> fenced with six (6) foot high chain link fence or equal when the maximum design depth is 18 <br /> inches or more. Required retention basin capacity shall be calculated and submitted along <br /> with a drainage plan for review and approval, prior to release of building permit. <br /> (Development Title Section 9-1135) <br /> 2) The Traffic Impact Mitigation F ee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current <br /> schedule at the time of payment. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. t <br /> (Resolutions R-00-433) <br /> 3) The Regional Transportation Impact Fee shall be required for this application. The fee is due <br /> and payable at the time of building permit application. The fee will be based on the current <br /> schedule at the time of payment. (Resolution R-06-38) <br /> 4) A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5) The proposed project disturbs less than one (1) acre of ground and is not part of a larger plan <br /> of common development. The proposed project shall follow best management practices of <br /> the County'Small Site Storm Water Management Plan'. <br /> Informational Notes: <br /> (i) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building <br /> Division of the Community Development Department prior to issuance of the building <br /> permit. Contact the Solid Waste Division (468-3066)for information. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito & Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the <br /> prevention of mosquitoes. Best Management Practices (BMP) guidelines for stormwater <br /> devices, ponds and wetlands are available <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the <br /> time of permit issuance shall meet the San Joaquin County flood hazard reduction <br /> requirements (Title 9, Chapter 9-1605) and all requirements of the State of California <br /> (CCR Title 23) that are in force at the time of permit issuance. As an example, these <br /> requirements may include raising the finish floor elevation one foot above the expected <br /> flood level and/or using flood resistant materials. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff contact Ted Tasi000ulos [2091953-7698) <br /> a. Submit a revised site plan or map to the Environmental Health Department showing the location <br /> of the existing septic system(s) and the proposed septic system for the new storage building <br /> restroom prior to issuance of a building permit(s) as required by ordinance requirements (San <br /> Joaquin County Development Title, Section 9-1110.4). In addition, show on revised plans that the <br /> leach field area will be barricaded so it cannot be driven over, parked on, or used as a storage <br /> area. This leach field area must be used for that specific purpose only, and it cannot contain any <br /> underground utility lines (San Joaquin County Development Title, Section 9-1110.4[c][51). <br /> Conditions of Approval - 4 - <br />
