Analysis <br /> Background <br /> On December 3, 1981 the Planning Commission approved Parcel Map Application PM-82-32 to subdivide <br /> a 33.8 acre parcel into four parcels. As a condition of approval for the parcels the Environmental Health <br /> Department required that a note be placed on each parcel that states, "there shall be individual water <br /> systems if and when the parcels are under separate ownership". The owner contacted the Environmental <br /> Health Department regarding this condition and it was recommended the owner apply for a Revisions of <br /> Approved Actions application to remove the note. <br /> Pursuant to Development Title Chapter 9-1100 parcels in the AG-40 zone (General Agriculture, 40-acre <br /> minimum) may be served with a private septic system, an individual well, and on-site drainage. Presently, <br /> the parcels are developed with agricultural uses and currently use a septic system and well sized by the <br /> Environmental Health Department and have on-site natural drainage. If the application is approved by the <br /> Planning Commission, the Environmental Health Department is recommending the following condition of <br /> approval: <br /> If and when Parcel "A" (APN: 177-100-42) and Parcel "B" (APN: 177-100-30) are under separate <br /> ownership the following shall be required: <br /> 1) An individual water system shall be provided for Parcel "B" (APN: 177-100-30); or <br /> 2) A grant easement to access the water system on Parcel "A" (APN 177-100-42) <br /> shall be provided. <br /> Certificate of Correction <br /> Additionally, if the Revision of Approved Actions application for PM-82-32 is approved by the Planning <br /> Commission, the applicant will need to file a Certificate of Correction with the County Surveyor to remove <br /> the note. <br /> San Joaquin County PA-1 200123\Ace Tomato Company <br /> Community Development Page 3 <br />
