REVISED CONDITIONS OF APPROVAL <br /> SA-92-0057 <br /> Ace Tomato Co. , Inc. <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the storage of agricultural <br /> equipment and pesticides for custom, off-site <br /> application. The approved use shall be located within an <br /> existing 6, 000 square foot building located in the <br /> southeast corner of APN 177-100-25. There shall be no <br /> on-site retail sales associated with the approved use. <br /> b. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> C. One wall-mounted sign shall be permitted as a part of <br /> this approval. Sign details shall be consistent with <br /> Section 9-1710. 4 (b) of the Development Title. <br /> d. The approved use shall not be initiated until evidence of <br /> approval from the Office of Emergency services and the <br /> San Joaquin Valley Unified Air Pollution Control District <br /> has been submitted to the Development Services Division. <br /> e. The liquid pesticide storage area shall be contained to <br /> prevent spilled material from leaving the building. No <br /> pesticides shall be permitted to enter the site's storm <br /> drainage facilities. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application.
