CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for a 15,700-square-foot refrigeration, heating, and air conditioning trade <br /> school. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. The applicant shall secure an approved Business License for the approved use prior to <br /> the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> d. Insulation shall be provided so that the exterior noise levels shall not create an interior <br /> noise level exceeding 45 dB Ldn. <br /> r <br /> e. Parking requirements: <br /> (1) A total of 109 parking spaces shall be provided and shown on the Improvement <br /> Plan. Included in the total parking spaces shall be three handicapped parking <br /> spaces. The size of the parking spaces shall be consistent with the requirements <br /> of Section 9-1015.5(b) of the Development Title. <br /> (2) The parking lot design and dimensions shall comply with Table 9-1015.5 of the <br /> Development Title. <br /> b <br /> (3) All parking stalls shall be delineated with paint. (Section 9-1015.5(d) of the <br /> Development Title) <br /> (4) All parking spaces, driveways, and maneuvering areas shall be paved and <br /> permanently maintained with asphalt or cement. Bumper guards shall be <br /> provided where necessary to protect adjacent structures or properties.
