(5) Access driveways to parking areas shall have a width no less than 25 feet for <br /> two-way aisles and 16 feet for one-way aisles. (Section 9-1015.5(h) of the <br /> Development Title) <br /> f. Landscaping: <br /> (1) Landscaping shall conform to the Landscaping Regulation in Chapter 9-1020 of <br /> the Development Title and be shown on the Improvement Plan. <br /> (2) One tree shall be required for each five parking stalls, or portion thereof. (Section <br /> 9-1020.4(b) of the Development Title) <br /> (3) Required landscaping, including irrigation systems, shall be completely installed <br /> prior to the use of the property and the issuance of the Certificate of Occupancy <br /> for the new structure. (Section 9-1020.20) of the Development Title) <br /> (4) All areas not used for buildings, parking, driveways, walkways, or other <br /> permanent facilities shall be landscaped. A minimum 10-foot-wide planting strip <br /> shall be required along adjacent streets. The strip shall be continuous except <br /> where crossed by driveways and walkways. (Section 9-1020.8(a) of the <br /> Development Title) <br /> g. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1020.8(e)) <br /> h. One freestanding sign shall be permitted, and it shall comply with the Sign Regulations <br /> of Division 17 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A traffic study shall be conducted to identify required improvements for the site entrance <br /> and Frontage Road intersections at Woodson Road and Jahant Road. The developer <br /> shall deposit with the County funds for all costs, as estimated by the Public Facilities <br /> Division of the Department of Public Works, prior to Public Works preparing or contracting <br /> for the required study. (Development Title Section 9-1150.4) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$2,865.00 per <br /> 1,000 gross square feet of building designated as 'Office' in the Lodi area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> 3. PUBLIC HEALTH SERVICES (Environmental Health Division): <br /> a. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area.
