(5) Access driveways to parking areas shall have a width no less than 25 feet for two-way aisles and 16 feet for one-way aisles. (Section 9-1015.5(h) of the Development Title) f. Landscaping: (1) Landscaping shall conform to the Landscaping Regulation in Chapter 9-1020 of the Development Title and be shown on the Improvement Plan. (2) One tree shall be required for each five parking stalls, or portion thereof. (Section 9-1020.4(b) of the Development Title) (3) Required landscaping, including irrigation systems, shall be completely installed prior to the use of the property and the issuance of the Certificate of Occupancy for the new structure. (Section 9-1020.20) of the Development Title) (4) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall be landscaped. A minimum 10-foot-wide planting strip shall be required along adjacent streets. The strip shall be continuous except where crossed by driveways and walkways. (Section 9-1020.8(a) of the Development Title) g. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the fourth side. (Development Title Section 9-1020.8(e)) h. One freestanding sign shall be permitted, and it shall comply with the Sign Regulations of Division 17 of the Development Title. 2. DEPARTMENT OF PUBLIC WORKS: a. A traffic study shall be conducted to identify required improvements for the site entrance and Frontage Road intersections at Woodson Road and Jahant Road. The developer shall deposit with the County funds for all costs, as estimated by the Public Facilities Division of the Department of Public Works, prior to Public Works preparing or contracting for the required study. (Development Title Section 9-1150.4) b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$2,865.00 per 1,000 gross square feet of building designated as 'Office' in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) 3. PUBLIC HEALTH SERVICES (Environmental Health Division): a. State on revised plans or improvement plans the maximum number of employees the sewage disposal system is being designed for and that the leach field area will be barricaded so that it cannot be driven over, parked on, or used as a storage area.
