b. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development. (Ordinance Code Section 5- <br /> 3003) <br /> C. Construct a water well under permit and inspection of the Environmental Health Division <br /> prior to occupancy. Should the number of nonresident individuals exceed 24 for at least <br /> 60 days per year, or the number of service connections exceed four, a yearly permit to <br /> operate a public system under the provisions of Title 22, CCR, will be required by the <br /> Environmental Health Division and San Joaquin County Ordinance 1862, Section 5-4100) <br /> d. Refuse, garbage, and other solid waste material must be stored, removed, and <br /> transported to an approved landfill in accordance with San Joaquin County Ordinance <br /> 2887, Section 5-2400. <br /> e. The applicant shall send to the Property Evaluation Unit of the Toxic Substance Control <br /> Division of the State Department of Health Services a letter approved by the <br /> Environmental Health Division that requests a determination under the provisions of Article <br /> 11, California State Health and Safety Code. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour fire resistive material. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (3) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24) <br /> b. A grading plan shall be submitted, and it shall be approved and a grading permit issued <br /> by the Building Inspection Division prior to any excavation or filling of earth material: <br /> (1) The grading plan shall contain the information listed in the UBC, Appendix, <br /> Chapter 70, Section 7006(1). <br /> (2) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> (3) Grading in excess of 5,000 cubic yards shall comply with Section 7014 for <br /> 'Engineered Grading Requirements.' <br /> (4) All recommendations of the soils engineer shall be incorporated in the grading <br /> plan. <br /> (5) All compaction reports must be submitted prior to a foundation inspection. <br /> Conditions of Approval - 3 - SA-92-62 <br />
