REVISED CONDITIONS OF APPROVAL <br /> PA-1700253 <br /> French Camp RV Park LLC <br /> Use Permit Application No. PA-1700253 was approved by the San Joaquin County Planning <br /> Commission on May 10, 2018. The effective date of approval is May 14, 2018. This approval will <br /> expire on November 12, 2019, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been issued <br /> and remain in force, and (3) all necessary permits from other agencies have been issued and remain <br /> in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Alisa Goulart, [209]468-0222) <br /> a. IMPROVEMENT PLAN APPLICATION: Submit an "APPLICATION-IMPROVEMENT PLAN". The <br /> Site Plan required as a part of the Improvement Plan application must show drainage, driveway <br /> access details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the addition of 106 recreational vehicle sites to an existing <br /> recreational vehicle park for a maximum of 302 recreational vehicle sites as shown on the Site Plan <br /> dated October 27, 2017. (Use Type: Recreation—Campgrounds) <br /> These Conditions of Approval are in addition to the conditions of approval for Use Permit application <br /> No. PA-0500481 <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> d. EVACUATION PLAN: An Evacuation Plan shall be prepared for mobile home and recreational <br /> vehicle parks in accordance with the provisions of Chapter 9-845 of this Title. (Development Title <br /> Section 9-1605.8) <br /> e. RESIDENCY: No permanent residency shall be permitted in the park except for a caretaker or <br /> manager. (Development Title Section 9-1040.7[a]) <br /> f. MOBILE HOMES: There shall be no mobile homes other than one for the use of a caretaker or <br /> manager. (Development Title Section 9-1040.7[a]) <br /> g. ACCESS AND CIRCULATION: The following requirements for roads apply and shall be shown on <br /> the Site Plan: <br /> Entrance Roads. Roads which service entrances to recreational vehicle parks shall provide two (2) <br /> way access and shall be provided as required: <br /> PA-1700253 (UP) Conditions of Approval 2 <br />
