As stipulated within the RCMP Project Review Criteria in Chapter 6 of the 2016 RCMP,the project is required <br /> to show consistency with all applicable regional transportation planning documents, such as: <br /> Regional Transportation Demand Management Plan <br /> Park-and-Ride Master Plan <br /> Regional Bicycle, Pedestrian, and Safe Routes to School Master Plan <br /> Regional Smart Growth Transit Oriented Development Plan <br /> Regional Transit Systems Plan <br /> Regional Transportation Impact Fee Program <br /> 2014 Regional Transportation Plan/Sustainable Communities Strategy <br /> • Interregional STAAStudy for 1-S and SR-99 <br /> SJCOG staff is available to assist with project specific guidance and narrowing the scope of the relevant <br /> regional plans that need to be included. Additionally, SJCOG has completed updating the RCMP including <br /> traffic count data of all the segments and intersections on the CMP network. SJCOG would be pleased to <br /> provide this data to the City and its consultants to assist in the traffic analysis for this project. <br /> AIRPORT LAND USE COMMISION'S REVIEW <br /> This project is located within Stockton Metropolitan Zone Traffic Pattern Zone(TPZ)7a,as identified in the <br /> 2016 Stockton Metropolitan Airport Land Use Compatibility Plan (ALUCP) <br /> (http://www.sicog.org/DocumentCenter/View/1318).In addition,northern section of project lies within the <br /> SEL (Sound Exposure Level) 95, which recommends fair disclosure statement required as a condition of <br /> development approval or building permit issuance (pg. 3-33 to-34). <br /> Sample Fair Disclosure Statement <br /> NOTICE OF AIRPORT IN VICINITY:This property is presently located in the vicinity of an airport,within what <br /> is known as an airport influence area. For that reason, the property may be subject to some of the <br /> annoyances or inconveniences associated with proximity to airport operations (for example: noise, <br /> vibration, or odors). Individual sensitivities to those annoyances can vary from person to person. You may <br /> wish to consider what airport annoyances, if any, are associated with the property before you complete <br /> your purchase and determine whether they are acceptable to you. <br /> SJCOG would like to provide standards and project design conditions that comply with the Airport Land Use <br /> Compatibility Plan as a reference guide. <br /> 1. Newland uses that may cause visual,electronic,or increased bird strike hazards to aircraft in flight <br /> shall not be permitted within any airport's influence area. Specific characteristics to be avoided <br /> include: <br /> a. Glare or distracting lights which could be mistaken for airport lights. Reflective materials <br /> are not permitted to be used in structures or signs(excluding traffic directing signs). <br /> b. Sources of dust, steam, or smoke which may impair pilot visibility. <br /> c. Sources of electrical interference with aircraft communications or navigation.
