COMMENTS ON DEVELOPMENTS MS-94-23 <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915. 2) <br /> 2 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 3 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. The fee currently is <br /> $1, 379 . 00 per 1, 000 gross square foot of buildings classified <br /> as Service Commercial and $4 , 453 . 00 per 1, 000 gross square <br /> foot of buildings classified as Retail Service in the Stockton <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Resolutions R-90--304 , R-91-1025, R-93-167 and R-94-179) <br /> 4 . The owner shall Offer to Dedicate a right-of-way conforming to <br /> the tentative Arch-Airport/Sperry Specific Road Plan. <br /> (Development Title Sections 9-860.4) <br /> 5. The frontage improvements within San Joaquin County right-of- <br /> way shall be constructed in conformance with the standards for <br /> one-half of the tentative Arch-Airport/Sperry Specific Road <br /> Plan. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Improvement Plan. A $260 . 00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed, recording fee, and an <br /> estimate for the required frontage improvements. The estimate <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of <br /> $115 . 00. <br /> (Development Title Sections 9-1100. 3) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 7 . Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 2 <br />
